Property Investors Make $30K in Their First Month Selling a Course

Dylan and Alex invest in mobile home parks. Multifamily, and then a pretty specific niche inside that. And the problem with property, as good as it is, is that it’s a long term play. They were the guys who reinvested everything back into the business, so there was never much extra cash sitting around.

They wanted some quick income alongside the deals. So they built a course and coaching program, priced it at $4,000, and did over $30,000 in their first month. All from people they already knew.

Good deals, no cash left over

This is super common with investors. The deals are working, the portfolio’s growing, and you still feel broke because every dollar goes right back in. They described it as being in the trenches and needing a way out.

What they figured out is that they already had the thing people pay for. They know how to find mobile home park deals, get them under contract and fund them. A lot of people want to know how to do that. So they packaged it into a blueprint and a coaching program for people, with or without property experience, who want to go after bigger deals for more profit.

I like this model a lot for investors. The deals pay you over years. The program pays you this month. Put them together and you’re not waiting on a closing to cover your bills.

They priced it at 4 grand from day one

Their first course price was $4,000. Not $47, not $297. Four grand.

I’m a big believer in charging the amount of money you want to make. It’s actually harder to sell low priced stuff and make enough to pay the bills. Let’s say they’d priced it at $400. To do the same $30K they’d need 75 buyers in one month from their own network. Not happening. At $4,000 it’s around eight people, give or take.

They said the program gave them the confidence, plus the blueprint and structure, to start selling high ticket. That confidence part matters more than people think. A lot of people know their stuff cold and still price it like they’re apologizing for it.

The first $30K came from people they already knew

No ads. They went to their inner circle, close prospects in their network, people who already knew what they did. That’s where the first month came from, over $30,000, all organic.

What I’d tell anyone launching a first offer is the same thing. Before you spend a dollar on ads, go talk to the people who already trust you. If they won’t buy it, strangers from an ad definitely won’t. If they do, now you know the offer works and you’ve got your first clients getting results.

And that’s what happened for them. Their clients started creating results, and now those clients have testimonials Dylan and Alex get to share with other people. They called it a ripple effect.

Where they got stuck

I appreciate that they were straight about this. After the strong start, they got a little overwhelmed. They got hyperfocused on building out the program, their clients were creating massive results, and they were working on deals with those clients. Lead flow got inconsistent.

And they didn’t blame anybody. They said that’s 100% on them. Which is the right answer. Nobody’s coming to fill your calendar for you.

This happens to a ton of people after a good launch. You sell to your network, it goes great, then you’re so busy delivering you stop selling, and a month later there’s nothing in the pipeline. It’s like getting in shape for summer and then quitting the gym because you look good. It doesn’t last.

Next step is ads

Right now they’re ramping up ads so leads come in on a steadier basis instead of everything being manual. They told us total profits were about $50,000 in the time they’ve been in the program, and the goal is over six figures a month by the first quarter of next year.

What I’d do with ads is simple. Track everything from the start. My rule of 10 is roughly this: spend $10,000 on ads, get about 1,000 leads, 100 calls, at least 10 deals. At $4,000 a deal, 10 deals is $40K off a $10K spend. Those numbers won’t be exact for a mobile home park offer, but if you don’t track the metrics, you’re just guessing.

The fear was whether it would even fit

They said the biggest fear going in had nothing to do with what the program could provide. It was whether it’d fit what they were doing. Can you even build a coaching program around mobile home parks? They’d never seen one. They called it impostor syndrome.

The push they got was basically get out there, do it, test your offer. And testing it is how they found out. You don’t figure out if a niche offer works by thinking about it for six months. You put it in front of people.

They also said they’ve always been open to investing in themselves and their business, and when they do, the returns come back way bigger. Same for me. I’ve spent $3M on coaching over the years. Not all of it moved the needle, but it also told me what not to do.

So if you’ve got a skill people would pay to learn and your main business is slow money, look at what Dylan and Alex did. Package what you know, charge a number that makes sense, sell it to the people around you first, then turn on ads once it’s proven. That’s it.
